Property Management (PM) : PM improve the efficiency of the management of multi let office buildings resulting in better value for the money spent which result in lower Tenants service charge costs. PM assist in defining Client objective which will then be achieved by effective management and coordination of inter active services. PM is the management of building Mechanical & Electrical (M&E) installations to include equipment, performance monitoring, maintenance contracts and Client fit-outs.

What does PM do?

• Project manage or provide technical input to refurbishment, new installations or modifications to existing Tenants fit-outs
• Oversee maintenance contracts, including monthly reporting and performance monitoring
• Assess condition of plant, prior to any undertakings
• Provide condition survey reports and suggest alternatives to improve value for money

What are the benefits of PM?
• Maximize the performance of the buildings services and hence the value of the property asset
• Resolve operational problems resulting in improved relationships with Tenants
• Optimize the use of energy to reduce waste and costs
• Ensure that the provision of services or refurbishments is a recoverable service charge cost

What is a Group Rate O&M program?

1. The facility’s location within a group of properties join together to benefit from our offering can be the first item of limitation and boundary guidelines.

2. The facility’s asset under consideration for O&M services that is compatible with similar assets in the rest of the properties under consideration in that group.

3. The facility’s contribution in service space to the group as we need to define the minimum office space and workshop area allocation that each facility provide to the group for SBGOM to undertake the program services.

Property Preservation (PP) : PP provide a contract to various un-used, vacant properties that require periodic OM services for proper conditioning and mainly to safeguard their investment value against dilapidation. PP list of services will be tailored to each property resulting from a thorough company surveyor’s inspection of the premises.
